The longer-term picture remains healthy in Southcentral. Year over year, prices are generally rising or, at worst, holding steady.
Compared with June, however, July shows a little softness. Average prices declined in several areas, although the size of the market means a few large or unusual transactions can move the averages considerably. My read is that July was simply a quieter month: fish was running, the rain was relentless, and the market experienced a small version of Alaska’s usual winter slowdown.
Anchorage remains a fast and competitive housing market. The average price eased from June but remained higher year over year, while homes sold in an average of only 13 days. Multiple-offer situations remain common, and even properties with deferred maintenance are commanding strong prices. Houses sold for an average of 100.74% of their original list price, which tells the story better than the small monthly dip.
Anchorage Condos were one of July’s strongest segments. Average prices rose both month over month and year over year, with the annual increase reaching 12%. Sales increased, properties moved slightly faster, and condos continued to sell close to their asking prices despite buyers having more options.
Affordability relative to detached homes continues to support this segment.
Eagle River and Chugiak softened compared with June, with fewer sales and lower average prices. These are small markets though, so I wouldn't yet read too much into it. Eagle River homes still sold in only 10 days, suggesting that well-priced properties continue to attract buyers quickly despite the noisier monthly statistics.
The Valley remains remarkably healthy despite having much more inventory: about 2.4 homes for every sale in Wasilla and 2.2 in Palmer. Prices remain higher year over year, homes sold faster than in June, and there is little difference between asking and final sale prices. More selection and active construction are giving buyers options without creating meaningful downward pressure.
Multifamily requires the most caution when interpreting averages. July’s average price was substantially below June’s, but it remained 23% higher year over year and the number of closings increased significantly.
There is more room for negotiation than with Anchorage houses or condos, but desirable properties with realistic rents and solid locations are still attracting attention.
I have seen well maintained 3- or 4-plexes sell within one or two days of being listed. Quality is key here.
