August 2026 Southcentral Alaska Real Estate Market Update

August gave Anchorage buyers noticeably more to choose from. Anchorage Bowl residential inventory climbed from 243 homes in July to 308 in August—an increase of nearly 27%. Closed sales eased by about 5%, and average market time moved from 13 to 15 days

Anchorage condos also saw inventory rise nearly 15% while sales fell almost 25%; their average sale price declined about 5% and market time increased from 20 to 26 days.

That is a shift, but it is not a slow market. Fifteen days is still fast, and the average sale price increased about 3% from July to $578,919. The better interpretation is that buyers gained a little breathing room while well-positioned Anchorage homes continued to sell quickly. Average prices can also move when the mix of homes sold changes, so I would not treat one month’s increase as a 3% jump in every home’s value.

Eagle River and Chugiak moved more sharply, but their smaller number of monthly transactions makes the averages much more sensitive to which homes happened to close.

Cooling was more visible in a few other segments. Wasilla sales fell 15%, average days on market increased from 22 to 29, and the average sale price declined about 5%.

Palmer was comparatively steady, with almost no change in inventory or sales and slightly faster market time.
August 2026 Market Update Multi
Multifamily tells its own story. Inventory rose from 84 properties in July to 92 in August—an increase of about 10%—while closings fell from 35 to 25. The average sale price eased about 6% to $742,820, yet remained 19% higher than in August 2025. At the same time, average market time improved sharply, from 40 days in July to 23 days in August.

That combination does not point to a straightforward slowdown. Investors had more properties to choose from and fewer deals closed, but the properties that did sell moved faster.

The overall picture is not that Southcentral Alaska suddenly became a buyer’s market. It is that the late-summer market became more selective. Buyers have more options in several segments, while sellers still need to get the condition, presentation, and price right from the beginning.
