One of the questions I hear most often from people considering Anchorage is some version of this:
“Can I actually buy a decent house for around $500,000?”
The short answer is yes. The more useful answer is that $500,000 can buy very different things depending on what matters to you. The same budget might buy a practical family home in Abbott Loop, a larger older home in Spenard, a fixer-upper in Girdwood, a property in Eagle River with mountain views, or even a small multifamily investment property.
Rather than speaking in generalities, I pulled several real properties that were listed around the $500,000 mark and compared what they offer. The goal is not to identify the best property. It is to show the different options and tradeoffs that exist in Anchorage’s 2026 housing market.
Listings shown are examples from around the time of writing and are intended to illustrate typical purchasing power in Anchorage’s 2026 market.
